A hotel does not have a laundry problem until the morning a delivery is late — and then it has nothing else. Rooms cannot be turned, check-in slips, and the front desk absorbs the complaint. Everything we do for hotels is organised around that single failure mode: fixed collection days, a turnaround you can plan against, and enough circulating stock that one bad day never reaches a guest.
On the Adriatic coast the difficulty is concentration. Occupancy between June and September can be three times the April figure, and every property in Rimini, Riccione and Cattolica needs its peak capacity in the same eight weeks. We plan the summer schedule in the winter and hold capacity for contracted clients — which is why the conversation is worth having in February rather than in July.
What we handle
Bed linen in Italian standard sizes: flat and fitted sheets, duvet covers, pillowcases, mattress and pillow protectors. Bathroom terry from 400 to 600 gsm: bath sheets, bath towels, hand towels, face cloths, bath mats. Bathrobes and slippers. Table linen for breakfast and restaurant service. Decorative textiles — throws, cushion covers, curtains — and staff uniforms for housekeeping, kitchen and reception.
Each category runs its own programme. Terry is dried on a curve that keeps the pile open; percale sheets are finished so they come off the ironer flat rather than glazed; breakfast linen carrying coffee and fruit goes through pre-treatment before the main wash.
How the numbers work for a hotel
A typical three- to four-star room generates roughly 4 to 4.5 kg of linen per occupied night, counting bed and bathroom textiles together. A 60-room property at 70% occupancy therefore moves in the region of 180 kg a day — around 5.4 tonnes a month at peak. At an indicative €1.15–1.45 per kilogram, that is a line item worth getting right.
The figure that belongs in your budget is cost per occupied room, not cost per kilogram, because it is the one that scales with revenue. The calculator gives you an indicative monthly range from rooms and occupancy in a few seconds.
Par levels: the thing that actually breaks
Most hotels that believe their laundry is slow are in fact short of linen. The working rule is three par — one set in use, one in the cupboard, one in the wash. At two par there is no margin for a delayed delivery, a damaged batch or an unexpectedly full week. At four par you are storing money as cotton.
We count your existing stock during the free survey and tell you plainly where you sit. If the answer is that you need more linen rather than a different laundry, we will say so — and rental is one way to add it without capital.

How much does industrial laundry cost per kilogram?
Commercial laundry in Italy is priced per kilogram of clean, dry textile. As an indication for the Rimini and Riccione area: hotel bed linen and terry €1.15–1.45/kg, restaurant table linen €1.40–1.85/kg, healthcare textiles €1.50–1.95/kg. Four things move the figure inside those ranges — volume, collection frequency, soil level and distance from the plant.
The number worth budgeting against is cost per occupied room or per cover, not per kilogram. We work that out during the free on-site survey, and the written quote is built around it.
What is your turnaround time?
Standard turnaround is 24 to 48 hours: linen collected in the morning returns on the next scheduled delivery. Collection days are fixed when the contract starts and do not move through the season.
If a property regularly needs same-day return, tell us during the survey — it usually means the circulating stock is too thin rather than that the laundry is too slow, and adding a par is cheaper than paying for express processing.
What happens if linen comes back stained or damaged?
Batches are inspected under controlled light before they are wrapped, so items with surviving stains go back for re-treatment rather than out to a guest room. If something reaches you that should not have, we collect it, reprocess it and return it at our cost.

How do I switch from my current laundry?
It is more routine than it looks. We survey the property and count the existing stock, agree collection days and par levels, run the first two weeks in parallel with your current arrangement where you want the safety margin, then take over fully.
Nothing has to happen on a changeover night, and there is no lock-in to sign before you have seen the quality of a real batch.
Is there a minimum volume or a lock-in period?

For very small volumes we quote a minimum per collection rather than a minimum per month, because it is usually the cheaper structure for the client. Ask and we will show you both.
