How much does industrial laundry cost per kilogram?

Commercial laundry in Italy is priced per kilogram of clean, dry textile. As an indication for the Rimini and Riccione area: hotel bed linen and terry €1.15–1.45/kg, restaurant table linen €1.40–1.85/kg, healthcare textiles €1.50–1.95/kg. Four things move the figure inside those ranges — volume, collection frequency, soil level and distance from the plant.

The number worth budgeting against is cost per occupied room or per cover, not per kilogram. We work that out during the free on-site survey, and the written quote is built around it.

What is your turnaround time?

Standard turnaround is 24 to 48 hours: linen collected in the morning returns on the next scheduled delivery. Collection days are fixed when the contract starts and do not move through the season.

If a property regularly needs same-day return, tell us during the survey — it usually means the circulating stock is too thin rather than that the laundry is too slow, and adding a par is cheaper than paying for express processing.

Do you work with seasonal hotels?

Yes — most of our hospitality volume on the coast is seasonal. Volumes flex up and down across the year without renegotiating the contract, and we plan the summer schedule in the winter rather than improvising in July.

Capacity for July and August is allocated to contracted clients first. If you are opening for the season, the useful time to talk is February or March.

How do you handle healthcare linen and hygiene documentation?

Healthcare textiles are processed on the RABC logic described in UNI EN 14065: soiled linen is received and sorted on the dirty side of a physical barrier and never crosses back, wash programmes include a validated thermal or chemo-thermal disinfection stage, and finished batches are inspected and wrapped on the clean side before dispatch.

Every batch is recorded — contents, programme, temperature held, dosing delivered and date — and the record is available to you. That is what an HACCP consultant or a healthcare authority asks to see.

What happens if linen comes back stained or damaged?

Batches are inspected under controlled light before they are wrapped, so items with surviving stains go back for re-treatment rather than out to a guest room. If something reaches you that should not have, we collect it, reprocess it and return it at our cost.

Items that are worn, thinning or torn are pulled at inspection and listed for you monthly, so replacement becomes a budget line rather than a complaint at reception.

How much linen does my property actually need?

The working rule for hotels is three par: one set in use, one in the cupboard, one in the wash. At two par there is no margin for a delayed delivery or a damaged batch; at four you are storing money as cotton.

Most properties that believe their laundry is slow are in fact short of linen. We count your existing stock during the free survey and tell you plainly where you sit — and if the answer is that you need more linen rather than a different laundry, we will say so.

Which areas do you collect from?

Daily routes cover Riccione, Rimini, Cattolica, Misano Adriatico, Bellaria-Igea Marina, Santarcangelo di Romagna, Cesenatico, Cesena, Forlì and Ravenna, with scheduled routes further into Emilia-Romagna for larger contracts.

If you are somewhere else in the region, ask anyway — routes are planned around contracted volume rather than a map drawn in advance.

How do I switch from my current laundry?

It is more routine than it looks. We survey the property and count the existing stock, agree collection days and par levels, run the first two weeks in parallel with your current arrangement where you want the safety margin, then take over fully.

Nothing has to happen on a changeover night, and there is no lock-in to sign before you have seen the quality of a real batch.

Is there a minimum volume or a lock-in period?

No lock-in period and no exit penalty. A laundry contract should be kept by performance, and we would rather find out early if we are not earning it.

For very small volumes we quote a minimum per collection rather than a minimum per month, because it is usually the cheaper structure for the client. Ask and we will show you both.

Do you launder residents' personal clothing?

Yes. Personal items are received, identified and tracked individually — we work with the labelling system your home already uses, or help you introduce one where none exists. Garments are sorted by fabric and colour, washed on programmes chosen for the item rather than the batch, and returned sorted by resident and by room.

Items that are wearing out are flagged to your staff rather than returned quietly, so families can be told before something is lost to age rather than to the laundry.

How is industrial laundry priced?

Per kilogram of clean, dry textile, not per item. Hotel bed linen and terry runs roughly €1.15–1.45/kg in the Rimini and Riccione area; heavily soiled table linen and healthcare textiles sit higher. Volume, collection frequency, soil level and distance from the plant move the figure inside those ranges.

What belongs in your budget is cost per occupied room or per cover. We calculate that during the free survey and build the written quote around it.

What kinds of textiles do you process?

Bed linen, bathroom terry, bathrobes and slippers, table linen including heavily stained kitchen cloths, workwear and uniforms, plus the awkward items — curtains, cushion covers, blankets and duvets.

Each category runs its own wash formula. Table linen carrying wine and oil gets a pre-treatment and a longer emulsifying stage; terry is dried on a curve that keeps the pile open rather than baking it closed.

Is there a minimum volume?

No fixed monthly minimum. For small operations we quote a minimum per collection instead, which is almost always the cheaper structure — ask and we will show you both figures side by side.

What does change with volume is the rate: a full vehicle costs the same to run as a half-empty one, so larger and more frequent loads price better per kilogram.

What happens to worn or damaged items?

They are pulled at inspection rather than returned. You get a monthly list of what came out of circulation and why, so replacement becomes a planned budget line instead of a complaint at reception.

If we damage something in processing, we replace it. That is our cost, not yours.

Is renting linen cheaper than buying it?

It depends on how your occupancy moves. Rental usually wins when volumes swing with the season, when linen turnover is high enough that replacement is already a recurring line, or when you are opening and would rather put capital into the rooms.

Owning wins when textiles are part of the brand — bespoke colours, embroidered logos, an unusual weight. Many clients do both: rented flat linen and terry, owned signature items.

Is replacement included in the rental rate?

Yes. We monitor condition, pull items that are wearing out and replace them as part of the service. A rental agreement without free replacement is not rental — it is hire, and it costs you twice.

What sizes and qualities do you stock?

Bed linen in the standard Italian sizes in percale and satin cotton or polycotton, in the weights the hospitality market actually uses. Terry from 400 to 600 gsm across four towel sizes plus mats, robes and slippers. Table linen in cotton and easy-care blends, white and coloured.

Everything is stocked in depth, so a replacement is a phone call rather than a purchase order with a lead time.

What if linen goes missing?

Some loss is normal and is priced into the contract. Persistent shortfall gets flagged in the monthly report with the numbers, before it becomes an invoice argument — usually it turns out to be linen sitting in a store room rather than linen genuinely gone.

How do I know what machine size I need?

From the load, not the brochure. How many kilograms a day, of what fabric, at what soil level, in how many hours of available staff time — that determines drum capacity, spin class, dryer pairing and whether an ironer earns its floor space.

We survey before quoting, and we will tell you when a smaller machine is the right answer.

What has to be checked before installation?

Floor loading and whether the slab takes the spin forces, water pressure and hardness, drainage capacity and gully positions, steam or electric heating, three-phase supply and cable sizing, and ventilation and lint extraction routes for the dryers.

Skipping this survey is the single most common reason an on-premise laundry project goes wrong after delivery.

Is an on-site laundry worth it for my property?

It makes sense with high steady volume, available space and staff, and when you want control over timing more than the lowest cost per kilogram. It makes less sense when volume swings hard with the season or when the floor space earns more as something else.

Plenty of properties end up hybrid: an on-site machine for same-day items, outsourced processing for bulk bed linen. We will say plainly which one you are.

Do you train our staff?

Yes, on the machines they will actually use, with programmes validated against your own textiles rather than a test load. You also get programme sheets, dosing settings and maintenance intervals in a form somebody will still find in two years.

How fast do you respond to a breakdown?

Response time is written into the contract rather than promised vaguely. For properties where a stopped machine halts the operation, we hold the fast-moving parts for your specific models, so the first visit is usually the only visit.

If a repair genuinely needs a part we do not hold, you hear the date on the same call — and where we can, we route your linen through our own plant so the property keeps running.

Do you service machines you did not supply?

With few exceptions, yes. Most professional laundry machinery is mechanically conventional; what differs is the control board and the parts channel, and we hold or can source both for the main European manufacturers.

What service contracts do you offer?

Three shapes: scheduled maintenance only; maintenance plus priority breakdown response; or full cover including parts and labour. We recommend the smallest one that fits your actual exposure — two machines and a spare is a different risk from one 60 kg washer and no plan B.

Can we buy parts without a contract?

Yes. If you maintain your machines in house, you can buy bearings, seal kits, gaskets, belts, valves, pumps, elements, sensors and control boards from us directly.

Why does water hardness matter?

Much of Romagna runs hard water, and hardness quietly steals detergent performance, greys white linen over months and scales heating elements. Testing it takes ten minutes and changes the whole formulation.

It is the variable most operators skip, and the one that explains most cases of linen that goes dull faster than it should.

Do we need automatic dosing?

Manual dosing is the most expensive habit in a laundry: too much wastes product and leaves residue against skin, too little means a rewash. Automatic systems deliver exactly what each programme was designed for at the right stage, and they log consumption — which turns detergent from an unpredictable expense into a cost per kilogram you can forecast.

Can you supply validated disinfection chemistry?

Yes, for both thermal and chemo-thermal disinfection, with the data sheets and safety documentation an auditor will ask for. The framework is UNI EN 14065 and its RABC methodology: identify where contamination enters, control those points, record the control.

Are we tied to one product range?

No. We specify what suits your water, fabrics and machines, and we will tell you when a cheaper product does the same job. We are not paid by the litre.

What do we actually receive?

A written report with the audit findings, a costed action plan in priority order with an expected payback for each item, revised textile specifications where the wrong thing was bought, and revised wash programmes and dosing where relevant. Then a follow-up visit to check the numbers moved.

Will this end with a sales pitch for your laundry?

No. Several consulting clients wash their own linen and always will. A supplier who only sells laundry contracts will always conclude that you need a laundry contract — we would rather be the people who give you the honest answer, because operators on this coast talk to each other.

How quickly does it pay for itself?

Usually within the first year, and most often through textile lifespan rather than through rate. Over-drying is the commonest single cause of premature terry failure and one of the cheapest things to correct.

Can you tell us how much linen we should hold?

Yes — that is a core part of the audit. We calculate circulating stock by category against peak and shoulder occupancy, then turn replacement into a schedule instead of an emergency purchase.
